Auckland’s property market traditionally sees more activity in the lead-up to summer. With everything going on, it can be easy to forget that there are “black-out” dates in the standard ADLS/REINZ agreement for sale and purchase of real estate. The black-out dates (which start on December 24 and end on January 5 of the following year, with an extended date of 15 January for a LIM Report condition) are not counted as working days when calculating conditions or settlement dates in property agreements. This means that any deadlines or conditions due to be confirmed during the black-out period may be delayed, potentially causing issues if you’re trying to settle or meet other obligations around the holidays.
It is also crucial to make note of our office close-down period. Our last day with clients is Monday 22 December 2025 and we re-open for business on Monday 12 January 2026. Agreeing to sell your property during this period could lead to delays or missed opportunities if our team aren’t available to handle important legal steps.
